ORDINANCE - AMENDING ARTICLE 11, SECTION 11-400, BUILDING, WELL AND SEWAGE CODE
ORDINANCE NO. 18-XX
An Ordinance Amending ARTICLE 11, Section 11-400, Building, Well and Sewage Code, to remove the City’s minimum roof pitch restriction that differed from the roof pitch requirements in the Minnesota Residential Building Code.
Be it Ordained by the City Council of the City of Ham Lake, Anoka County, Minnesota as follows:
ARTICLE 11, Section 11-400, Building, Well and Sewage Code of the Ham Lake City Code is amended as follows:
11-411.2 Residential and Agricultural Districts.
In districts RA, R1, R2, R3, RS1 and RS2, the following standards shall apply for single family detached dwellings.
A. Minimum Width. The minimum width of the main portion of the structure shall be not less than 24 feet, as measured across the narrowest portion.
B. Minimum Roofage. The pitch of the main roof shall be
not less than 4 feet of rise for each 12 feet of horizontal run in compliance with the Minnesota Residential Building Code as adopted by the City of Ham Lake.
C. Placement. All single family dwellings shall be placed so that the apparent entrance or front of the home faces or parallels the principal street frontage.
D. Foundation. All dwellings shall be placed on a permanent foundation in compliance with the
Uniform Minnesota Residential Building Code as adopted by the City of Ham Lake.
